]Is a house ever really “done”? I don’t think so lol. Not really, but that's one of the responsibilities of home ownership. I just try to keep an eye on things and take care of them before negligence turns them into real problems (replacing deck, exterior painting) or, if there's nothing preventative that needs to be done and I haven't been hit by emergency repairs or replacement, an upgrade or two such as new countertops. Now that I think of it, there's nothing I consider necessary for 2022 and nothing I really want do to. Maybe I'll save it for an emergency repair/replacement.

We just plan to finish the floors and then later work on basement, guess it keeps hubs busy. Will have a place way nicer then others around here and lucky to ever get our money out of. I suppose time will tell. Long as we can live here and long as we get enough out for a decent house when we need it we will be fine.
Have to take Tigger in the morning for blood work, nail trim, and shots. I just tried getting his 2nd gabapentin down him. I fixed about an ounce or less of milk with 2 teaspoons of beaten egg, he drank most of it, maybe will finish. Supposed to do the same again at 5 in the morning. Hoping they don't have to sedate him but I fear they will, I don't think he will get enough out of them to do the trick.
Weighed 175.6 in pj's this morning, so the weight is going down ever so slowly will be week 6, so I'm not losing very fast. Long as I can continue to lose, I will be satisfied, but a long way to where I want to be. Getting to 170 will be kind of a milestone, haven't seen that weight in 20 years I guess, so just getting to that alone will make me very happy. Then I will feel like I'm over the hump. And it is helping my feet and has helped my hips too. I'm sleeping better at night. If I can get to 160 or 150 I think I can alleviate most of the pain.

I try to balance between improving for myself and for the resale value. DH and I were pretty stunned at the cost of turning our screened-in porch overlooking the lake into a 3-season room with tempered glass windows and screens ($26,000 plus the cost of tiling the floor, which I did myself) but it's my favorite room in the house. BF gravitates there unless it's the dead of winter and so do my grandchildren. These days I sit out there with a good book and read till I fall asleep for a 30-60 minute nap. No idea what it added to the resale value but I've been in the house for 6 years so it was worth it. And congratulations on your continued weight loss. I love seeing stories of people who alleviated health issues by making lifestyle changes instead of relying on more pills. Some conditions are just Stuff Happens but some can be helped by weight loss, exercise, diet changes, etc.

I can always find "something" that needs done at my house, some of it a bigger priority than others. Projects I have had done in the last year . . . - Replaced the rope on the flagpole
- Repaired/renovated the master bath
- Replaced a "bridge" made up of boards that spanned part of the foundation.
- Had the septic tank inspected and pumped
- Had the chimney inspected and cleaned
- Had the bricking surrounding the tiny back patio corrected
I always have a list of projects. The big ones right now are to buy a new dehumidifer and repaint the handrailings on the front porch/walking ramp. The hvac system gets serviced twice a year. That's coming up, and I don't remember whether the UV light is supposed to be replaced this fall or next spring.
On the freebie list, though, I washed all the pots to put up until spring.

I don’t feel like everything with a house is ever “done”, because things wear out or break at different times. Also, by the time you get everything juuust like you like it, you’ve probably changed your mind about something you did when you first started. Unless of course, you have the means to do the whole shebang at one time….. upgrade, remodel or build, repair or replace, and decorate. Then maybe it will be done, for what, maybe 2 or 3 years before you at least want to decorate differently somewhere? lol

I was vacuuming the kitchen floor and it's got a lot of white spots where furniture legs have scraped it- it's a hard vinyl tile with a dark-blue marbled pattern. I also have grungy carpeting in the master BR- there's a dingy and somewhat worn path between the doorway and the bed and the bed to the bathroom. Part of me wants to replace both- and then I figure that I'm better off waiting till I'm ready to sell (many years from now, I hope) so it looks new when I put the house on the market. I want wood- real wood- in the BR and not sure about the kitchen. Bamboo worked well in the previous house.

I haven't had to use any of the hydrocodone pills this month so far for foot pain. One day it was really bad but I took an OTC instead. If I don't use them will take back to Pain Management and show them I still have the whole bottle. They are very happy with people that try to fix the cause instead of relying on that stuff. Many elderly or disabled cannot however. But I'm not the only one, DD rarely asks for something for pain anymore. I will keep them in case I need them, hope I don't.
I read it takes up to 8 weeks to get the full effect of Ozempic and this is dose 6. I think it not only makes you not so hungry but many things don't taste as good. I read today that the stuff is made from the venom of the Gila monster lizard. Holy smokes.
Of course by night time my foot hurts but not unbearable. But I am so sleepy I can sit down and fall asleep, yet not sleep good at night. Aggravating, I try to stay awake.

I was thinking the same thing. Having nice flooring doesn't effect my ability to take a trip when I feel like it. There are some things I don't spend money on that others might think are important. Priorities, I guess.

Priorities, I guess. Yes, priorities. It doesn't bother me and I have few visitors other than BF (who loves my place) and DS and family. I noticed a long scratch on the hardwood floor in the living room after their last visit- the 2-year old had repeatedly dragged a heavy goose decoy around the room and must have dragged a bit of gravel along with it. (Ex thought decoys were "preppy" and somehow I got custody of that one.) That's what 2-year olds do, and why I'd rather wait till I'm closer to wanting to sell before fixing things that may get damaged or worn again. And I DO have the money for both. I know that. I have large bucket for "wants" and have been deploying a lot to their 529 accounts these days.

I'm having to save up to remodel our main floor to put a bedroom down here. DH is struggling to go up the stairs and we don't have a bedroom on the main floor. I'm thinking I'll just gut the entire downstairs and reconfigure everything. It's a pretty open house so it shouldn't be too hard.

It’s not just for older folks but often injuries in younger people also helpful to not need to climb stairs We bought a ranch with bedroom/bath and added second floor with another So 2 of our 4 bedrooms have bath attached one downstairs one upstairs

There are no new homes being built anywhere near where we live. Eons ago, all bedrooms were upstairs. And our house was originally built as a summer get-away for a rich but frugal woman over 100 years ago. And the layout is strange as indoor plumbing was added later. Just sort of tacked on. I'm always finding little 'Easter eggs' of building fun. It would drive Pink to drink!

There have been 3 new houses built this past spring on my way to town. Despite the fact everything is done on them (including landscaping) none of them have garage doors. These houses have been done since June.
Guessing those are in one of the shipping containers floating off the coast.
My neighbor was thinking last year of replacing her garage door. She’s decided to hang onto it for awhile.

DH and I had a heck of a time finding a house with 2 bedrooms on the main floor when we downsized. He got itching attacks from his polycythemia and occasionally my snoring woke him up and it was getting risky for him to traipse upstairs in the middle of the night because he had a balance problem. Most places had a big, fancy MBR on the main floor and everything else was upstairs. I suppose it's an improvement over the houses built 100 years ago where the only bathroom was upstairs.

We built a new house and moved in over July 4th weekend. Thankfully we have all our doors, including the garage one!
I don't anticipate having any home costs for a very long time, but landscaping is costing us a bundle though (was not included in cost of building the house). We've spent $2k to grade front and side yards. Adding top soil and grading the backyard (1 acre) will probably cost several thousand as well.
Just had a landscape company out to give me an estimate on flower beds, paver walkway, and natural stone stair for the front of the house. At least $10k, probably more like $12k. Upwards of $16k if I want lighting as well. We do need the walkway as we currently just walk through the grass to the front door.

Just got the estimate for replacing a 240 outlet in garage. I was using it to charge my Tesla and it intermittently stopped and later started crackling. So called electrician. Wires inside were scorched and melted, eeek! There was another wire coming off going to attic fan. It’s a 60 amp Estimate to make a separate circuit outlet for Tesla and a separate one for the wire to attic -$2000!!
Seems a lot to me!! Anyone have idea if this is reasonable or excessive??? (I’m using a nearby supercharger station that has no cost to me so no rush to repair this)

Thanks nidea That’s a LOT of work for that amount! Helpful to see your experience I’m going to get another estimate Two thousand $ will use up a lot of the savings I’ve had by having an EV!

So $2000 for electrician to repair or install 2 separate 240 circuits instead of one that overloaded was estimated to be $2000. Think that’s much too expensive Went on Home Advisor and it sent my job to 3 electricians. But got an email for a fixed price $395 with an already booked appointment- so I signed up for that Seems like Angies List and Home Advisor merged. I’ve had good experiences with tradesmen from HA. So I’ll see!? Even if 2x the fixed price it’s a good deal I assume electrician is licensed?!

I found my plumber on Thumbtack, same with my first lawn guy. (Then he wrecked his truck and found my second lawn guy for me because he was then out of business. ) My electrician was a recommendation from my realtor. Same with the flooring guy but I'll be switching to a different company soon. I can't give someone business if they don't respond to text messages.

Again so fortunate to have hubs, he wires everything for us, but we don't buy where we have to have permits. He, of course, is not licensed, but his work always exceeds requirements anyway. He saves us a fortune. I can do a simple thing like put in a new light fixture but that's about it. Does landscaping, painting, carpentry. He will no longer do anything much with roofs, maybe a little patch job. He at least knows he is to old to be climbing around on houses tearing off and roofing, but we have done it.
