How are you handling the pending eviction crisis? Any issues yet with tenants that can't make rent?

We just have one rental, with tenants who have lived in it for over a decade. They have never missed any payments. If for some reason they can't pay, we aren't planning on evicting them in the middle of a pandemic. We don't rely on the rent money for any immediate needs.

We had 1 out of 7, we let them forgo 2 months rent and helped them buy food, they would have been in a world of hurt, their grandparents helped too. The 3rd they were able to pay over half and the next the same. He is back to work. None of our renters are late. Nobody else was effected. We were nervous for awhile, but no issues. We would not have evicted these people. They like our houses and don't want to leave, so works out great.

Only one rental property here. Our tenants work in essential positions. He is getting mandatory over time every week. They haven't missed a rent payment and I don't expect them to. We also don't rely on the rent money for our basic income. It's icing on the cake.

Our rental income has been dumped into the last one we are doing for sometime. I bought it and it has been a ton of work. Hubs reminds me once in awhile of that. But the major money has stopped. We decided in the garage peaks rather then to try and paint, it just won't stick and looks shabby to buy metal siding for those. $255, went and picked it up yesterday. So the rest of it is painting in the garage, some cleaning, painting the foundation, and recaulk some stuff. We might have it done end of next week. It's just cute as can be. We are putting it up for sale. If it does not sell for what we want, will rent it. And the money bleeding will stop.
Our rentals have always been self supporting, now they will throw off a good sum of money, after this one quits sucking it up, LOL!

We are almost ready to my MIL's rental. I have told this story before - She has 2 sons living in her rental. One pays, the other one doesn't. The one that does pay argues that he should only pay 1/3 of the water bill not 1/2 even though it is a 2 unit. We are getting ready to have him move to a property we own with his adult daughter. My DH lets our building sit vacant for long periods between tenants. The last tenants are gone over a year and DH has been putzing around fixing things all this time. There is new flooring in the lower and upper, new counter tops in the upper. He was going to put a backsplash in the upper, I don't know if he ever did it, he changed out the vanity in the lower bathroom. He replaced the windows, and the last thing he needs to do is a small section of flooring by the front door. Maybe it will be done by the end of the month. Obviously we are not dependent on the income, but my in-laws want to be done with owning the duplex. I told DH to hire people a long time ago, but he does what he wants. He had intended to repair a small retaining wall on the alley side, we don't know if he will do it now because we got a notice from the city that the alley will be replaced in 2022.
I hope my BIL's will help repair the Duplex that my in-laws own so we can get it on the market (DH has 5 that live locally and 2 in GA). It should not be too bad, but they say the unit the deadbeat is in has a lot of damage. We legally can't evict the deadbeat right now, but my DH says he is kicking him out anyways. MIL says she is too old to deal with having her children live with her, so she does not want him in her house even though she has room. He was a talented carpenter, but has a serious drinking problem and apparently he now bartends for his income. We don't actually want to evict him if we don't have to because we don't want it on his record to potentially have future landlords see it. DH served him a 5 day notice last fall, and they said he moved out. Unfortunately, DH failed to change the locks and he moved back in. I think they better paint the duplex and throw it on the market before the election.

Only one full time rental in AZ. In April they asked for rental assistance as he owns a high end hair studio and all the salons were closed. I told them to pay what they could and that our "nut" was about $2,000. They paid $2100. By the end of the month they caught up and paid the balance of the $2900 monthly rent. They have paid on time ever since.
The vacation rental in the mountains of So. CA was closed for about two months. But it's been busier than ever since the reopening. Apparently people in L.A. are fleeing the big city and are driving prices up.

Yep, I want to sell a couple before the election too. I would love to sell our house as I think it will be horrible. If trump gets back in our democracy is done. If he does not he is going to tear this country apart over the next couple of months.
I want to take some money off the table and stash it.

37 units here in Western Washington, most covered by property managers. So far so good. Some stragglers but they catch up. The occasional vacancies have filled. The three units I manage have been perfect so far. One military couple, one DINK couple, one middle school teacher.
My concern is November.

I am more concerned about our small town post office building I own. I can see it being closed down. Of course, the money there comes in faithfully.

Two rental properties both have been paying on time. None asked for assistance. Both tenants - are combinations of working from home/essential workers.

I was surprised how many of you responded that you would not evict during an epidemic and how well many of the accommodations that you offered worked out for you. Is this reluctance to evict during an epidemic partially fueled by fear of getting worse tenants after evicting the (hypothetical) non-payers?
FWIW, I own, so no landlords will be hurt or inconvenienced by your answers.

This country is currently 1933 Germany and could go either way. I do foresee violence and civil unrest when Trump loses the election. He's already priming this base to take to the streets and fight for him. Same for his armed goon squad that shot protesters last night. Fascism is here. It's either going to get squelched at the end of the year or this country will have a dictator who is mentally unstable and Hitler was his hero. If you think concentration camps are bad, might be a good time to vote him out before we have them. Oh, I forgot, we already have brown children in cages. I guess they don't count? If the Trumps get booted from the White House, they face prosecution and will do ANYTHING to avoid that. Trump would nuke our own people if it served his purpose. If I lived in any other area, I would have a giant Biden sign in the yard. Right now, no way in hell. I would become a target post-election. I don't discuss politics or much else with anyone who's local. I'm stocked up on most everything we could need for the end of the year and quickly working to finish stocking up. Nothing like civil unrest, the flu, and COVID all at one time...

Can you evict now? In my state you cannot but I thought that was a national thing. Lots of landlords around here are really struggling because some people just straight up quit paying once they found out nothing would happen to them.

You can evict. But these are good people, pay all the time. The one couple got no relief even if they qualified which they did. They tried everything to get the stimulus check, never did, just because they changed bank accounts. The UE was so backed up they got only one check and paid most of it to us.
So no, we will not evict them, they are current now and paying extra on the car loan we advanced them.

I believe eviction is state by state. I think Iowa opened up for evictions in July and many landlords had already filed. The landlords were just waiting for the tenants to be served to get the process moving.

The federal moratorium only applied to houses that are financed by a mortgage that is backed by the feds or receiving federal subsidies. It expired in July, and Trump's executive action didn't actually extend it. Arizona has a state moratorium through October, but the tenants have to request a payment plan and apply for rental assistance from the State in order to qualify.
Basically our renters have been in the house long enough that they have paid more in rent that my original purchase price of the home. Also, during the Great Depression my grandparents were in a rental in Chicago and were not evicted, even though my grandfather didn't get paid for a year. He worked for free as a garbage man and then got back pay when the city caught everything up, at which time they were able to pay their back rent. I wouldn't throw someone out of a house during a pandemic with such high unemployment rates when my own family has benefited in a similar circumstance.

My friend has a rental in Oklahoma. She had mailed a notice to terminate lease to her tenant in early March. She had not followed the tenant/landlord law in Oklahoma when the pandemic started. She says she can't bear to evict someone during a pandemic. The tenant has not paid rent for several years. She said a friend who still lives there said she lost her job during the pandemic.
