I looked up Zillow values of the 4 houses
Ind house ours 473,700 Rent house 108,000 Other mod 122,700 Ours 291,000
Total $995,400 per Zillow, I hope we can sell them for that, they are all very nice houses.
Of course, this was not the plan to have all these, but we are in no danger of losing them. His folks would be the easiest to sell, the $108,000 one.
If sold for that would make our net worth $1,565,583, I only wish. I guess time will tell.

Hey Networthers! Can we talk a little bit about asset allocation - particularly target allocation for when you plan to retire? I'm really freaking myself out here! So I keep looking at all my numbers and projecting into the future with 401k withdrawals, and I think I am good to go, pull the plug, stick the fork, etc. Even at very low average returns, it's all pretty doable... unitl I put in a 40% market drop into the first year or two. So if I keep 2 years cash, then that seems to work....but what if there are 5 poopy years in the market? 10 poopy years? Then I feel I am stuck working until 70! Bonds didn't work out too well in the 2022 bear market. But if I do 10 years of cash, then I miss out on a lot of growth if it comes....growth that would assure long term success! Anyone else spiraling like this?? I feel like I have enough money to buy back my soul around now....But I could be broke in 15 years too....

I haven't posted to this thread (or checked my NW since March), but I also wanted to look since the market was so high yesterday! Assets
House - $332,500.00 Me 401k - $71,528.95 Me IRA - $237,876.17 DH IRA - $70,321.14 DH TSP - $11,586.86 Savings - $25,000.00 9 acres - $27,000.00 DD1 529 - $16,856.16 DD2 529 - $13,532.43 Total Assets: $806,201.71 Liabilities
Mortgage - $192,689.09 Truck Loan - $22,497.45 SUV Loan - $22,763.62 Total Liabilities: $237,950.16 Net Worth: $568,251.55 Over the half million mark, woohoo! Our house is most likely worth 30-50k more, but we built it 3 years ago, so for a long time, it didn't have a Zestimate and there aren't any corresponding sales to look at. I would think it would sell for around $375k. I had kept house value at $325k, but Zillow did give me a Zestimate this time of $332,500, so I put that in. The car loans are what they are - I had thought for a long time about doing something to get rid of one or the other, but we are happy with them, they're reliable, and we can afford the payments. I've been saving $1k extra every month into a separate savings account since my DH's job went permanent in June, and I hope to have enough to pay off one of the vehicles (if I choose) next year. They're at 0% and 2.9%, so I'm not in a hurry. Side note - we just made a purchase today that required a credit check and DH's was 894 and mine was 883, so I think we are doing OK. I'm always mad that he's higher than me, but I'm guessing it's because I put my name first on the credit cards and then he's an authorized user? My SUV is also just in my name and not his, while the truck is in both names. I don't know, but I want the higher score!!

I am somewhat worried, we ended up in the heavy real estate situation when trying to move. We just had to buy a place to make it work and then we have the temporary place, well, I'm afraid we are stuck with it for awhile. All the years we bought rentals and bought and sold property we never had ourselves in a corner like now. I just hope the bottom doesn't drop out on us. At least we bought all of them right but was hoping to make a profit on these like we have before. We never sold any at a loss, maybe our long term run of luck could run out. All our places are paid for but that means money sunk in. And we don't plan on renting any again, We are to old to continue that nor do we want to do it long term. At least no insurance or property taxes are due till next May, so here's hoping another rate decrease and possibility of retaining the WH will get housing moving again. It's pretty slow right now in both places. I just want to get down to one house at this time and in the future.

I was just playing around on my spreadsheets tonight and realized my NW is up almost exactly 1 million dollars since my divorce in 2014. At the time I owed 168K on the house and only had a little over 200K in retirement. That kind of blows my mind a little. It really wasn't that long ago.

Let's say you lose $50k on reselling the houses. That's more than worth it for what you and your husband are able to pour into GS. Plus, I'm sure you'll save more than that by being close enough for your son to help you age in place.

I'm trying to decide whether to bail and take my profits (106%) or let it ride. My financial son suggests to sell half and keep half if you’re tempted to sell a high performance asset. I like that idea cause I second guess myself if I sell all and it continues a great upward path

I am holding onto RKLB and not touching it. I figure it is a long term stock for me. I just really enjoy having a decent company that has nothing to do with ego in my space category.
I am up and rather happy about it. It's such a nice feeling when you earn more in a day than a month with a regular 9=5 job. But than my job was not the best paying and there was no room for upward mobility at the company I was at.

I don't know. They tied with SpaceX on Fortunes "Most influential companies of 2024" today, but I don't know of that alone would do it. Another successful launch a few days ago. Maybe a big NASA contract in the works? I've seen it do this before though!

I sold 400 shares at $10 today. That returns my initial investment and leaves me 600 shares that are essentially "free".

Fun going up, yes. Not sure it's as thrilling going down that kind of percentage. I don't have the cajones to have anything more than play money in individual stocks at this point. It would suck having to delay retirement due to a bad stock pick. Although, I'm a little jelly of all the people that were cashing in 10 or 20K shares today and "still keeping 20K around to see what it does".

It makes me very happy to see my net worth increased by 60k in the last five months.
Things have improved for me since April. I got a new job that pays 15% more than prior one. Even more important, I don't work in a toxic environment anymore and I don't get bullied on a regular basis. That is PRICELESS.
I was able to pay off the 0% credit card. It doesn't have a balance anymore. The only reason I'm keeping it open for now is because I rented an AirBnb through that credit card. In case of a cancellation or any type of refund, they use the same method of payment. But once I come back from the vacation, Im closing that card.
Now Im saving to pay off the car loan. Of the $3,500 I have in cash, $2,900 are in a savings account earmarked to pay that car loan. I think I can pay it off before year end. After that, I'm maxing retirement accounts again.
I think my financial picture looks good, overall. Everything I have has been through work, savings and investments. Nothing has been given to me and I'm very proud of making progress.
I'll keep plugging along and updating every now and then.

I posted this in another thread but here it goes.
I'm in the process of transferring my old 401k to my Fidelity IRA.
When I called them they said the target date fund I'm using is very expensive.
So they made an appointment for me to talk to an advisor to invest my money better.
I'm wary of advisors.
But I can listen to what he says and then think it over.
The guy on the phone said current investment has a cost of 0.7 and it will be about $3,000 a year in fees. But they can recommend other funds that will cost $400 a year

I'm guessing one of the Fidelity Freedom funds? A 0.7% expense ratio would not be 3K/year in expenses on a 292K investment, but it would be once it was closer to 500K.
Fidelity doesn't really have any low-priced Target date funds, but if you want to manage the asset allocation yourself, they have a ton of low-priced and even 0 cost ones. This is FZROX which is the total stock market, no expense ratio.
