Once you pay the taxes, I assume capital gains? will you have that much left. I wouldn't plan at this point giving anything to anyone and see how it goes. You never know what can happen in life, having a nice little amount back is never wrong.
Sounds like any of them you try to help is money down a rathole. Maybe the kids with student debt, that's a possibility.

I got a call from my stepmom yesterday. They have a realtor, and she has plans to move in with one of her leeches children. They are pricing the house for about $30k more than Zillow has it, but I don’t think we will get it. I got a bit pissed when she started talking about how much we were going to benefit from the money she put into the house. The only thing she did that was not basic maintenance on the house was she ripped out my dad’s rose garden and put in a cement patio. I think it detracts from the house, not enhances it. Told her we we will all be out in Sept. . Sounds to me like a trial balloon to talk you out of claiming your share of the proceeds. I don't know your stepmom, but your reaction seems to indicate that you got a similar vibe. If that is the case, for me at least, that would be the end of ever considering giving even a penny to her.

Over the last 3 years, she bought a new stove and microwave, a new sump pump, a new backup sump pump, had the septic tank pumped, pulled up brand new carpet and put down a wood product (had I known she was going to do this, I would have paid to have the hardwood floors that are there refinished myself). She had the rose garden removed and a cement patio put in. I wanted to mention that most of the stuff she did was basic maintenance and did not enhance the cost of the property. I kept my mouth shut.

I agree with NastyWoman, it sounds like she's expecting you to share the proceeds of the house. I would offer for her to take the appliances she paid for, and possibly reimburse her for all or part of the sump pumps/septic tank JUST TO KEEP THE PEACE, IF THAT'S IMPORTANT TO YOU. But not a penny more.

We had to but I guess it was because of no will and it was given to hubs. We didn't even know it, maybe I need to go over it with this accountant, that dingle we had last year was the one that handled it. I guess I didn't realize it was an inheritance, I went through the same thing with mom. It was gifted so changed the basis to her basis, not at the time of the gift.

I'd be more inclined to help your stepmother as your siblings are still working. From everything you've said, she's a very kind woman who lovingly cared for your Dad. My stepmother received the bulk of my dad's estate (about 3x the price of the house, she would have been set for the rest of her life had she used it carefully....however she used it liberally to help her kids out). The house is all me and my siblings received. Of my siblings, my sister was recently divorced and had been out of the workforce for over 20 years. Her ex used their retirement as a piggybank, so my sister is scrambling right now, as she is looking at retirement in around 12 years. My brother is putting 3 kids through college and recently got laid off. My great-aunt helped my cousins and I through college. She paid the college directly for the tuition she wanted to support. I actually had a scholarship that then was able to be applied to my room and board, and some back in cash from "excess payment" that I could use for books. It was extraordinarily helpful, and I graduated with relatively little in student loans. Maybe you could help with tuition, if you want - paying directly to the college. I think my great aunt was able to do something with her taxes doing it that way, but at the time I didn't really think about it. I was just really grateful.

Well, I bought one way tickets out there for the last day of the month. I am looking at this trip with a lot of dread because the logistics are absolutely crazy. We fly in an hour later than my sister and I have made the executive decision to stay overnight in VT and proceed onto NY the next morning since we arrive at 10:30. It would be at least another 90 minutes to rent a car and drive across the lake. I have notified my brother when we will be there, so he can drive up and meet us.
Right now, my game plan is to be there only Sat and Sun and bug out on Monday. My sister needs to be back at work by Thursday, so that gives us 3 days to drive to MN with a truck. We are going to unload the truck in MN and rent an SUV, as the rest of my stuff should fit in that. I have got to make a lot of one way rental reservations.
Supposedly the house has sold. However, when I go on realtor.com, there is not even a pending notice of it. I'm not sure how long it takes stuff like that to change but it would seem to me that it should be fairly fast, right? Last time I spoke to my stepmom, she said that the buyer was trying to get financing. After that, I left the country and haven't spoken to her. I'll likely give her a call today, now that we have plans more firmed up. She is going to have to make arrangements for whatever legal papers that need to be signed to be signed on the weekend.

The Walk of the Penguin Mich When my parents house sold, it never showed up online as pending. It was pending financing. There was an issue in that the mortgage underwriter employee didn't work on the file until I complained and complained about no information on progress of the mortgage. Come to find out that employee had not been working on any of her files. She was fired and all of her accounts reassigned. They then got priority and the closed was one week late. I'm sure I was not the only person bugging the realtor for progress. Good luck. It's hard.

In my brief foray into the real estate side of things, many agents didn't change listings to under contract because they were still trying to use the listing to get calls from new buyers.

We never messed with anyone until they were prequalified for a loan. Then the paperwork didn't take to long. If they are still trying to get financing it may not be a good sale. Can't say, just know how we did it

As it turned out, an offer was never made. Talking or messaging my stepmom is a hair hurting event. As she has gotten older, she is more difficult. Supposedly the person interested was shopping for the cheapest mortgage, which was the reason why the offer was not made. The realtor was bringing her out for a third look on Friday, so an offer pending. Maybe.
I called her to let her know of our plans. I told her that we have only 2 days there to get everything signed, and they are weekend days so she needs to figure out exactly what is needed. My brother is driving up, so he is solving one of my problems by picking us up at the airport. This means we do not need to rent a car in VT, and can pick one up locally in NY, no drop charges.

I'd have a frank conversation with the real estate agent about the prospects of keeping the house on the market. Price change? Pull it off the market in 30 days and start in the spring?

The house has been listed less than a month. It went up on the listings right before we left for Turkey and we left 7/21. Yes, it has an agent and everything.

Selling right now now or not has absolutely NO impact upon my life. They wanting to sell benefits them more than me. Ironically, staying benefits her more than selling, but this is her choice.
