You have a career job, so I don't understand wanting to compromise that with a real estate hobby job. If I recall correctly you are the only earner for the household and your spouse holds down the home front. So ensuring continuity on that income would be my primary focus. Is your spouse looking at getting a RE certificate and you want to do it together, or is this just a thing that you are interested in? Shoot, I almost want to ask if life has gotten "too easy" for you so it is throwing you for a loop Seems like you have a job you like that isn't putting too much pressure on you, an adopted child that is progressing and doing well, a new home that makes you happy, a little cash to spare with sale of someone's condo. Are you a person that thrives under pressure? Maybe not enough pressure in life now and it leaves you feeling like you need to be doing more. My assessment: You need to learn to relax (this is not intuitive to some people!) and enjoy life where your family has gotten to now.

@rockit - There would be no jeopardizing my career by getting a real estate broker's license, at least if I only used it to help friends out, which would be my goal. It would be a side gig, like so many people here have side gigs for a little extra cash occasionally.
Yes, I am a person that thrives under pressure. (Wow, that sounds so much better than "procrastinator" ) My biggest problem is actually the busy without a challenge. We are ridiculously busy right now, but none of it requires me to think/use my brain. My BA is in History, partly because I love to research. It's one of the reasons I start looking at new cars, because there's so much to research.
I do know how to relax. Kind of. At least in comparison to my mother.
It's almost football season. I will happily spend Sundays on the couch watching football all day. Right now, the decision is - do I start paying $10/month to get the HD receiver from the cable company. Or do I pay $200 in order to get the NFL Sunday Ticket mobile package so that I can watch my favorite team play (vs the nationally/regionally televised games) by hooking my laptop up to the tv? (I will note that I HATE the idea that I have to have a cable box/receiver at all. My TV is cable and HD ready. I should not have to pay to "rent" a cable box that allows cable channels/HD channels to come into my TV, if I am paying for cable. I should be able to hook that up directly from the wall to my TV.) But HD would be nice, because that would also give me Discovery channel in HD.
The thing is, I can sit around and do nothing for one day a week (okay, more like an afternoon a week, most of the time), but it's not being physically busy that I miss. It is being mentally challenged. I love my new job. I love the people. I like the work. I am learning some new things that will be very important for moving to larger departments, moving up at the University, but it's not an every day thing. Most of my every day work, I can do without much thought. And it doesn't help that right now is summer, the slowest time at the University, so there's not a lot to do anyway.
But, because I am pressure driven (and am very bad at applying internal pressure), even taking Coursera courses doesn't always work for me, because who cares if I stop watching the lectures/doing the homework? I haven't paid any money; I am not getting anything tangible out of it, etc. I do need to find another class C is also really interested in and have us take another one together. Maybe Game Theory II.
Having my Monday night writing nights will almost certainly help.

Since I know you were all wondering what I was going to do, I have been having my Monday writing nights, but now, I am also going to go visit sheilaincali!
We only know each other from this board and now I'm going to fly from WA to MN to spend a couple days at her house. So excited!
