Right now Zillow's value is spot on in my house in suburbia. The one thing they do in my neighborhood is they have all these erroneous sales listed. They have bogus sale dates & sale prices on my house & my neighbors' homes & none of them have sold on the dates or for the prices they show. Don't trust them on their sales. I am curious. Several people have stated this. I wonder if you refinance, do they update the new updated mortgage as a sale, with a new value.

I think they look at the registered sale for all new homes and update their data. I bought in 2007 and have refinanced twice. The original sale is only listed as the price.

I get Zillow and Trulia notifications for properties in our area. I find them very lacking in useful or up to date information. There is a house (foreclosed) down the street from us with a big for sale sign in front. I type in the address and nothing....they provide a google picture and square footage. (and say it isn't on the market) There are two houses one street down from us that also don't show up. Not foreclosed, not short sales.... As for their estimates, comps of what was sold in the area are more accurate (IMHO) than their estimate of the value of properties in the area. I think I'll just throw a dart at a price using their valuation process.

Okay, I looked again, and either Zillow is officially nuts or the market here is. They now have me up $200,000 in the last six months.

They have me listed at 690k last remodeled 1980 (which is wrong). Floor plan just closed at 875k but they have a 1/4 acre lot and I have a 1/3 acre. Trulia has the est at 749,679. Crazy

Mine says 295K now I paid 129.5K in 1992. Predicted to go up 9% a year so if I hold on to it a couple of years I can sell for enough that I am living free now. They don't count my second tax lot or garage that is on it and the carport so an extra .30 acres probably worth 75K. I might get 400K if I wait a little more.
