I got a call yesterday--an unexpected call--from a company who I had talked to their recruiter guy the first week of August. I hadn't forgotten about the company but I had put them in the back of my head as "not gonna hear from them". Well, it was a first interview. It went well and I'm to be expecting a call tomorrow from the Financial Advisor that I'll be assisting in the role. If that goes well, there'll be an in-person interview. I have to admit: I'm pretty stoked. Salary range is $40,000-$60,000 depending upon experience. Even at the bottom level, it would double the money I work with every month in takehome. Happy thoughts to me, please. I really want to get this job. Sending my best wishes, too!

Got some good news today! One of our rental properties became vacant last January after the tenants moved out. They had really messed the place up. $7,000 worth of damage (covered by insurance!). Took a couple of months to get it fixed up. We couldn't do the work because we were in the process of moving to our new home. (Pro tip: This kind of damage is factored into the rent that landlords charge. Don't let it discourage you from investing in rental property.) By the time it was ready to rent out again the covid mess was starting to get bad. We learned that medical folks working with covid patients were looking for places to stay so they didn't go home and infect their families, so we made that property available. We've had two folks staying there as our guests since March. They contacted us tonight and want to formally rent the house from us. That will speed up paying down our mortgage! Woot!

Outside spigot has been leaking since I moved in. Got that fixed today. $250, including 10% military discount. When the plumber turned the water back on, apparently the internal shutoff valve decided it's going to start going bad, too. The 20 drips/minute outside leak migrated to inside at 3 drips/minute. Thankfully, it's right where the basement trough is to catch such things so there won't be any damage but now I get to get that fixed. Next month. I also have to have the sump pump pipe redirected so that it's not jettisoning water across my driveway come winter. That'll be a $600 expense at the beginning of October and will be done when I have the plumber fix the internal shutoff elbow.
The fun of homeownership. At least I can have it done when I want and am not at the mercy of an apartment property management group.

Remaining house sale isn't progressing, no offers yet. I admit it. I'm getting payoff fever. So I've decided that every Friday I'm going to pay something extra on the mortgage, but always at least $100. I chose $120 this time so the balance would go below $60,000. That way I don't have to wait a whole month between updates and I feel like I'm making progress. It's totally silly, I know. Go ahead and laugh. Had my second phone conversations with the company today. It was with the actual advisor that I'd be working for and went well. Now, I wait to hear from his partner and then he and I will have our "get to know each other" conversation.

I admit it. I'm getting payoff fever. So I've decided that every Friday I'm going to pay something extra on the mortgage, but always at least $100. I chose $120 this time so the balance would go below $60,000. That way I don't have to wait a whole month between updates and I feel like I'm making progress. It's totally silly, I know. I did a refi in August. I paid the regular mortgage payment on August 1, which is for July. The closing statement indicates the old loan principal amount was paid, plus prorated interest to the closing date of the refi on the old loan, then prorated interest on the new loan until the end of August. So no principal was paid in August. My first payment is due October 1 for the month of September. That will include principal and interest on the new loan.
So for August, I paid interest only, no principal. I want to make a payment for September -- the regular payment I would usually have made for August. If make this payment now, I think this should all go to principal on the new mortgage, right?

I filled in "additional principal" in the coupon that shows the first payment is due October 1 and wrote a note at the bottom. (It's not from a coupon book but just an enclosure that came with the lender's letter saying payments prior to October 1 go to the lender, and after that they go to the servicer at a different address.) It was for a few hundred dollars more than the regular payment. If they process it as a regular payment with the rest going to principal, I'll just send in the regular payment on October 1 and code it as additional principal.

I can’t believe it’s been over a year since I last updated and visited these boards. I’m still racing, but like most people, I’m in a survival mode. Baby was born 12/3/19 and it’s been challenging ever since. I won’t go into details but pretty much just the worst postpartum depression that hasn’t really lifted thanks to COVID and isolation. I go grocery shopping 1-2x per week without the kids to keep everyone safe. DH is off 2 days during the week so those 2 days I go to the office to work and the other days I work from home while taking care of the baby and making sure my oldest gets online for school. The good news is I’m not spending a lot on eating out but the increased food costs and baby related costs eats up that extra. So I just keep plugging along at this and look forward to the day that I’m completely free.

this group definitely is amazing. I've got an update to post in a couple days, need to gather the numbers and update my spreadsheet, too. I honestly don't know if I went up or down this month, which is fine - anything related to moving went on that CC that has 0% for purchases rn and I'll reevaluate after the billing cycle closes. I have already cut my crazy aggressive payments for September, to give me breathing room to figure out new expenses like trash service (totally new to me) and whatever utilities this house will use in a typical month, as well as the lower paycheck I'm expecting once the ESPP program starts. I opted to max that out, and each check will be $600 lighter in order to get at least a 10% ROI in April when the ESPP period is up. I do still have one payment going out at $1000, instead of 2x/mo at $2000 like this summer. closing costs came in lower than expected, which was a nice surprise. I'll also get back the 1/2 month rent I paid at the end of July when I wasn't sure when I would actually be out of rental. all that said, the POD is empty and I'll be focused on unpacking for the next few weeks. other than groceries and some light house fixtures, I don't see much spending happening. I picked up the dinner tab last night, between the two that busted their asses helping me move, and one out-of-state friend that had never been to Cape Cod. snazzy seafood place on the Cape Cod Canal for 4, $200 including tip. holiday weekend ends today, back to normal routine and reigning it in.

updating a day early, but with tomorrow's date as there's a payment going out tomorrow. I'm still keeping a couple cards in use with subscription payments that are automatically PIF a couple days after the charges hit. I've activated a Citi card to use in my phone wallet, that is a 0% promotional rate til April 2021 so I have flexibility to pay that off (or not, like this month) while figuring out the new budget/expenses in the new house. the balance that's sitting on that card right now is a lot of moving expenses, that snazzy dinner out for the folks that helped me move, and a stupid deposit for Verizon since I didn't want to give them my SS# for FIOS service. after 8mo of on-time payments, they will refund that $125. whatever. it's on auto-pay, so I'll get that back. so stupid. Just a tiny baby step, minimum payments to the consolidation loans. Still riding the 0%/no payments on the others. I've cut down 10 trees that were small enough for me to handle. Most of them were dead or dying, a couple were just nuisance trees that were crowding out trees we would prefer to keep. That's saved us several thousand dollars for about $200 in tools. We have 10 trees that are way too big and too tall for me to deal with. One is completely dead. One has some very large dead branches at the top that are too close to our home and deck. (It doesn't need to be cut down but the branches need to be cut off.) The remaining 8 are just humongous and very top heavy pine trees, some of which are just too close to the house. They are 80' to 100' tall and the trunks are two to three feet in diameter. How many we remove this year will depend on what they will cost to remove. I've asked for separate prices per tree, with a price to cut it down, another to cut it up and remove it, and another to grind out the stumps. The only part I simply can't do safely is cutting them down so that part has to be hired out. The rest of it I can handle albeit more slowly than the professionals could. And don't worry about us cutting down 20 trees, there will be at least 200 more that we're keeping. We're also having some electrical work done in our new home. Anything left over from the withdrawn funds after we pay for the work will go on our mortgage, so I'm motivated to do as much of the tree work as I can! swordguy, I had a tree cut down many years ago. After getting three bids, I called one to hire them, but got their voice mail. I didn't hear back from them, but about three days later I came home to the tree gone. They cleaned it up so well that there wasn't a twig or leaf left on the ground around it. A couple of weeks later I got the bill in the mail for the agreed price, and never heard from them again. It was the strangest thing, but the tree was gone and I was happy about it.
