sealy, they are telling you incorrect. At 80%, you can make the request. At 78%, they're required to drop it. I’m worried because I’m not sure which amount they are using. I feel like if I say something they’ll use a different amount will extend my PMI. I'm going to ask them anyway. It's better to know for sure but what if they say they used the wrong amount and extend my PMI. 🙁

If I were feeling worried and uncertain, as you seem to be, I would ask them for a written response, then you can refer to that and make a solid plan. You know your WIR friends will help you understand and hopefully get rid of PMI soon as you reasonably can.

You are not required to disclose that information to your mortgage company unless you're refinancing so, in this case, if it helps you fight PMI, you can share it then. PMI is based on value at time of purchase. They cannot extend your PMI unless you're refinancing to a higher loan to value.

I was right. The application was just a formality. I'm pretty much hired. Just going through the hiring steps now...background check and such.
She asked me if I had any questions and I said: "Uh...wage...?"
She laughed and said: "That'd probably be good to know. What did you make before."
I hesitated because, at WHBM, I left there making $10.18. "I left Lands' End at $11," is what I told her.
"Okay, we'll aim for that but I'll push for more."
"Well...maybe ask for just under what assistant manager makes and let them bring it down. Ask for $14 and let them bring it down to less."
So, I'm feeling confident that it'll be at least $11. It helps that it's been only a few months since I left the DE store.

We need another week to finish unpacking and getting the workshops/studios set up. Had a tenant trash one of our rental homes and stiff us for the last month's rent on top of that. Looks like the Insurance company will cover most or all of the repairs. In a way it works out as we would have probably repainted and put in new carpet in a year anyway. It's just part of the business. I'll make sure to trash their credit score if they don't pay for damages -- which they won't. Good news is if the handyman who's doing the repair does a good job we'll hire him to fix up our old house to get it on the market sooner. We're not spring chickens anymore and this move has worn us out!

Our renter that is behind on rent is supposed to pay the last $250.00 for February this weekend. Now she is asking if they can get a dog. We used to live in that house and had a dog, and so did the last renters...so we aren't opposed to them having a dog. The thing that makes me mad is if you can't pay your rent on time, how can you pay for the expenses of a dog?
Maybe you can ask them for an additional month's security deposit (plus extra each month for the dog) before you allow them to have a dog in the property. Then inspect the property because they'll probably get a dog regardless of what you say...

Update to Race #2 and #3!! $320.82 paid off in the last 2 weeks!!
The low update weeks are so sad...lol! Oh well, as long as it's going in the right direction!
Taxes are filed and we received our return which was just a tish over $1000.00. I put the full amount into savings.
Our renter that was behind on rent is caught up (for February....we shall see for March) and after advising them that there would be a non-refundable pet deposit they elected not to get a dog. We will definitely be keeping an eye out to make sure they did not get one in secret.
It's been a rough two weeks, a very sweet friend of ours passed away unexpectedly. She just turned 24 y/o and was in her 3rd trimester with baby #2. Her first baby will be 2 y/o next month. The details as to what happened are still very unclear as I don't really think they actually know, but what they thought was a respiratory infection escalated very quickly and she was taken to the ER but passed away. They are saving it was possibly meningitis. By the time they got baby out it was too late and sweet baby boy was brain dead. He lived till the next morning before joining his Mama. This brought back all kinds of terrible memories and feelings for me and MO from losing our twins. My heart is absolutely broken for her husband and son.
As we left their funeral, I checked my VM and had a call from one of our renters mothers and found out our renter had committed suicide. Also very sad, struggled with bipolar for many years. He was only 35. So another funeral and also working on getting the apartment ready, but still being very sensitive to everyone involved in the loss.

I filed my taxes. Paid TurboTax so that I get $200 back from Federal and get to pay $60 to State. It's poopy but I must be doing my withholdings correctly to get back so little. lol.

Before I joined WIR, situations like this would precipitate just falling off the financial wagon altogether. This is really the place to be during the good times and bad.

On Wed, last week, I decided to join up with a bunch of folks going to Atlanta this week. Bought the tickets and took care of the hotel room and rental car.
On Thurs, I had my first eye exam in two years. Ordered new glasses--regular and sunglasses.
Got home that afternoon and realized I had totally forgotten to include a line for Rent on my checking account budget. An $842 oops. Luckily, my paycheck had just hit my account and most things are slated to be paid today, the first weekday of March. Unfortunately, I still had to delete some lines to make room for the Rent line so Gas and Groceries will be going on the CC. At least until I know how much the utilities will cost in my apartment. Electric was only $19 so that was awesome but I'm waiting on Natural Gas, Water, and Internet. I made minimum payments to the CCs for the first time in ever this month. I NEED to sell that house! Having two sets of bills sucks.

Through the IRS website, I found a tax service that I could use to file federal and state without paying anything. I think your income had to be between $14-69k. Last year I had to pay a little over $2k because it was my first year retired and I didn't know how much it would affect my taxes. I made adjustments by having more withheld from my Social Security and paying more each quarter to my state estimated tax. This year I had to pay the feds $126 and got a refund from the state of around $350, so I'm happy with the way things are going now. It looks to me like you're doing well. The goal should be to come out even or very close, which you did. We don't need to give the government an interest-free loan.

I think the manager said something about working 10-20 hours a week and if I get scheduled for a shift every Thurs-Sun, that should work out to 16-24 hours/wk.

Thank you, snapdragon! Bonus time always makes for a happy update! that was a pretty nice bonus! did you do a little splurging on yourself too? You bet I did! I bought a new motorcycle helmet ($250), some new visors to match ($150), and a new area rug ($240) for my living room. I also made a donation to a GoFundMe for a friend whose apartment burned down (they lost EVERYTHING, including their two cats), and surprised a friend with a birthday cake a non-birthday event, and donated some money to a charitable organization. I'm also trying to get my sister to agree to let me help her with a $2,000 vet bill (I want to give her half) because her dog went after another dog (before anyone says anything, my sister's dog was on a leash, the other dog was not, and the bill was so high because the other dog has a bad bite history and the vet needed to sedate him to examine him). I was responsible with most of it. I paid off the two student loans (appx $7400) and most of the rest went into various savings accounts. Though I do still have a few thousand kicking around in my checking account that I need to figure out what to do with, but 2/3 of that is from tax refunds (still waiting on two more refunds. I had three states this year). I may fund one extra savings account and budget out the rest for my therapist for the remainder of the year. Super excited to go to Mexico next week for a friend's wedding and I feel so...free..knowing the trip is already fully paid for and I only need to take out about $300 to exchange for local currency. Which also means my vacation fund is grossly overfunded. LOL

Long time no update, only a $608 improvement. I've been reading but haven't had much to update since I haven't been paying down as much as I had planned and hoped. I did spend money on a much needed solo vacation for my bday, which led to a toe injury and loss of my big toenail, so now I'm dealing with that. I'll have to spend a little money on some new summer shoes with a closed toe, and as I get older and need more supportive shoes, the price of them is not cheap. My relationship ended in the fall so I've been emotional spending a little bit over the winter and feeling entitled to treat myself, which I know I can't really afford to do, but I was also trying not to let the stress/sadness get the best of me. I'm not worried about my old shopping habits, but I've been spending a bit on things like hobbies/gym/meditation classes to keep me busy that wasn't in the budget before. I've reigned it in and at least I recognized it, live and learn I guess. I did pay my travel expenses but realize that money could have went to debt payoff. I paid off two smaller cards, and the Discover and Chase will be moved to 0% balance transfer next week since my Discover promo is ending in April. I'm happy to get back down to one CC balance since it makes things easier to budget for me.
Bankergurl, I'm really sorry about your recent losses of your friend and renter, those are tough stories to hear.
