Update to Race #1, #2 and #4!! Happy Valentines Day!! $1502.17 paid off in the last 2 weeks!!
Whoo hoo! Great update today! We went down below the next TWO thousand dollar marks!! So excited for all these milestones! Store Loan is under $500! Only 4 more payments on the Store Loan!! (it is paid bi-weekly)
MO has been working on our taxes and should be done soon. Because we had both of our rentals full all year and no major expenses/renovations on them, we won't be getting much back at all this year.
Our renter that is behind on rent is supposed to pay the last $250.00 for February this weekend. Now she is asking if they can get a dog. We used to live in that house and had a dog, and so did the last renters...so we aren't opposed to them having a dog. The thing that makes me mad is if you can't pay your rent on time, how can you pay for the expenses of a dog?
Savings is at $10,375.00 - UGH! Savings went down a ton with Laughlin losses, medical bills, vet bills, and property taxes. Doing our best to chip away to get back to a more comfortable number.
Celebrations for this update:

bankergurl, Duh logic says that money spent on dogs is way more important than responsibilities like rent. ((heavy on sarcasm))

Another offer has been presented on the house. Fingers crossed!! Well? Inspections were today. We'll see. I did put in the contract that I want copies of all the inspections. If they back out, it'd be nice to have the termite inspection on hand.

And it's a no-go. The Major items were too much for them. They weren't anything actually major (and all were already disclosed) but they were categorized in the report. I'm SOOO glad I asked for the reports.

That is a awesome update idlechatter . Do you have your sights on SL#E next? Thank you, snapdragon! Bonus time always makes for a happy update! I'm putting the amounts that went to SL#B and SL#D toward SL#C so I can reduce the amount of interest I'm paying even though it's the bigger loan. Both will be paid off in full February of next year, so it makes more sense to me to pay less interest between now and then if I can. THE END IS IN SIGHT.

Spoke to the manager at one of the local WHBM stores here. I'll be applying this weekend and thought it would be good to go in and make a good impression, talk myself up and all that. The feel that I got from the conversation is that my application will be mostly just a formality, especially when I told her that I can start next weekend. It'll be good to get back to working a few days a week, especially since I decided not to take that coding class right now.

forwardwego Yes that's my mortgage but I added everything I paid. I think the PMI only includes the amount I borrowed from the bank which I don't remember exactly how much that was.

I think it would be worth a conversation with your lender to see where you stand and what the steps are to get rid of PMI.

The letter states that as soon as I reach 78% Loan to Value then I can request them to drop the PMI or it will automatically drop in April 2021. I would like for the PMI to be gone before summer but I may have to pay taxes and double up on my mortgage and truck payment. I still owe almost 5K before the PMI will be dropped. The good news is No More Credit Card Debt.

Not sure how your lender determines the value - if they keep what they have from inspection/purchase time or if they are updating. Hopefully the 2021 date will happen no matter what. Good luck!!

sealy, they are telling you incorrect. At 80%, you can make the request. At 78%, they're required to drop it.
