We're back to being a month ahead on the old house mortgage. I like to be ahead by a month, so the next payment won't be due until 01 April. It's like a built-in buffer for unexpected expenses. Plus we put an extra $125 on the principal. First new house mortgage payment is due 01-March. I'm hoping to have the old house on he market by 01-April. Had some excitement this week at the new house. Discovered a gas leak. It took 2 days to resolve and the gas company had to run a new section of line to the house. Hopefully, when we take another load of stuff to the new house in the morning, it will (a) not have blown up and (b) there won't be any leak anymore. SwordGuy (4) 1/24/2020 $230,000 (1/16/20 $230,000 WIRR215)I forgot to mention that our goal is to win the race in 25 months or less. Not completely in our control, it partly depends on how much we sell our old house (Mortgage #3) for. It also depends on whether the buyer of Flip #2 uses a bank mortgage or whether we finance it ourselves. Worst case that's likely will take 36 months.

Hi, all!
On the 23rd, they put my internet access under parental controls. I was able to access only LinkedIn and that was because I mentioned trying to upload my resume on there. Every other site...I had to go somewhere else that had wi-fi.
I packed the car with 90% of my stuff on the 27th. There was a package coming the mail that wasn't due to arrive until Wed, the 29th. On the 28th, I realized I couldn't stay one more day in the house. I called the company that shipped the item and told them it was going to the wrong address. They successfully rerouted it and it was waiting on my (new) doorstep when I got to Indiana on the 31st.
I pissed on my former friend when I posted this on fb:
Having grown up in a house where Mom drank nightly, from as early as I can remember, and, in my teenage years, her boyfriend who verbally abused both of us, I will ALWAYS default to negative opinions about alcoholism and abuse. Especially when kids are in the mix.
#sorrynotsorry
An hour after posting it, I received a "Get out of my house now!!" text. I had already packed the rest of my stuff and was on my way to Indiana at that point. It was followed by "You better be out of the house by the time I get home tonight."
I don't know that my saying anything will change anything but I do think my words will echo in her head for a long, long time.
I still don't feel like I lost anything. I can't help but wonder if we were maintaining a friendship out of obligation rather than anything else.
Whatever the case, I'm moved into the Indianapolis apartment and have internet again. I just need a chair to sit on. lol.
I don't know if I'm due an update but it'll will be March before I post one. Lots of dust to settle after this move.

bankergurl This is all I see when I try to quote it. The BBCode only shows this and not my charts but when I go to page 198, I can edit my charts and it'll save them but won't let me quote them.
Well shoot.....it is hard to understand what is happening there without seeing it..I am not sure why it is allowing you to quote, but not including your chart info??

Update to Race #2, and #3!!$329.76 paid off in the last 2 weeks!!
Only our 2 smallest debt payments were made this two weeks so the update is pretty sad! Next update has 4 of our 5 debts being paid and all our big payments, so that one will be nice!
Still overwhelmed with planned and unplanned bills but doing our best and paying each as they come in. Our renter that was behind in January paid that balance, but it is Feb 3rd now and we are not sure when she will be paying her rent this month. Hoping to get our taxes done soon to help outset some of the big expenses we have coming in.
We got back from our Laughlin vacation a few days ago. We lost (as planned when you go to the casino) but one of our friends that came with won $10,000 on the last night! It was so amazing! Flight, hotel, transportation, and most food was comped, so we just had to cover our gambling money. We had a total of 7 of us go and it was so nice to go from 0 and negative temps to 70s!
Savings is at $17,230.00 (This needs to be updated with Laughlin losses, medical bills, vet bills, and property taxes. That is next on my To Do List).
Celebrations for this update: -$329.76 paid off in the last 2 weeks!!!

An hour after posting it, I received a "Get out of my house now!!" text. I had already packed the rest of my stuff and was on my way to Indiana at that point. It was followed by "You better be out of the house by the time I get home tonight." Did you tell her you were already gone? You are definitely fortunate to be rid of her.

I never replied to either text. One of her acquired daughters posted a response on my fb post and then blocked me. Her two bio daughters haven't blocked me nor has her husband.

I got accused of being judgemental because I told my friend that how she treats her husband, by talking down to him and/or screaming at him equates to a verbally abusive relationship. Her response is her family accepts those things as part of her anxiety. It is because of the screaming and the way she belittles him in front of the kids that I have to leave. I have a friend that treats her husband like this. It just makes me cringe to be around them sometimes. In 20 years I have yet to hear him defend himself. He just backs off and lets her do it which I cannot understand. Then again, I'm twice divorced.

I've done more in the past five days, here in Indy, than I did during the three months that I was in Iowa. Proximity, for me, really is EVERYTHING!

UPDATE! Rukh O'Rorke 2/06/2020 $109,688.45 (6/29/2019 $126,041.86)
Debt | December 20 | January 7 | February 6 |
| Difference | Fed Student Loans | $105,438.65 | $104,422.08 | $103,616.48

|
| $865.21

Still just doing the bare minimum (or less!) with debt paydown as with savings. So the savers know but will post here for those that don't follow - I needed to pull 500 from savings to cover the student loans this month/keep checking in the black. So - what does that 800 odd in difference really mean? 300 odd I think! I'll need to pull from savings again in March for the student loan payments. Now have less than 1k in savings. And all of that will not cover the March payment and I'm scrambling to figure that one out. I get paid the day after the loan payments go through and after that I'm clear through mid year. Have not projected farther. That is based on payroll alone, with only 6% to 401k to get the match. Will up 401k after the March payment and try to replenish savings. Have not yet heard from client for RI project expected in February. I am counting on that project to make my goals this year, but I won't be overly concerned about it not coming in until the 15th. Going on a work trip and would take my personal laptop as well as the work one if I thought I had data to work with. It will need to wait until Monday if they do send data after I leave. I'll be ok if it doesn't come in, but goals will be affected (both savings and paydown). This is client #2. If I also get nothing from client #1 (who I did 2 small projects with last year - and expecting 4 this year) I will still be ok but likely able to very little above minimum payments for the most part. And I would be ok with that. I'd have to be ok with it. If I lost the day job too. Welp - I'd still have to be ok somehow. Getting a little too philosophical here I think!! It's really hurting not to be able to do an extra $100 to that private loan and get it down from the 6 to 5 in the thousandth's marker, but I know if I do I'll regret it later!! Thank you excel projections! So far I've avoided any credit card balances, will see if that continues.

I divided things up since the balance transfer went through. In retrospect I should have waited a couple months to open the other card and do the transfer to buy myself more time...oh well. Race #1 Fidelity - $3057 (needs to be paid off by April statement) Race #2 Chase - $5000 (0% interest until May 2021) MPL 1/20/2020 - $8,057It made me a little ill, but I received my 2019 Dependent Care FSA claim money (2K) and threw every dime of it at Race #1. Normally that money goes into my Roth. MPL 1/20/2020 - $8,057
MPL 2/6/20 - $6,057

Thanks debthaven, unfortunately I can't maintain that pace. I was "up" in my savings at end of year, decided to cut those accounts back to minimum and apply the "skim" to debt. But it did make for a nice jump start. Keep a good thought that we sell our boat (which we didn't need, ugh), which would provide a nice forward leap.

MPL is it the 2019 Roth or the 2020?
2020 I had gotten a year ahead so that I was saving for it all the prior year, then lump summing in January.

Latest on the housing front... A potential buyer has proposed renting the house from me for six months while they get their debt-to-income details in order. My agent is running it by her in-house financial person and the property mgmt team to see just how good a candidate the person is. If things all check out, it'll be a short-term rental and then a purchase.
Potential downsides: Renter tears the house up and I have to replace flooring and repair walls (and goodness knows what else) because they're unable to purchase in six months House is pulled from the market and then put back on six months later
Upsides: House makes me money until it sells Utilities are no longer in my name
What am I not seeing?

I'd worry they'd have 6 months in the house to find absolutely every little thing wrong with it and either back out or try to be compensated for that stuff in the price. But, renting makes me nervous anyhow. I am not landlord material.

The good news is that I haven't bought any new clothes except one Stitch Fix purchase. I requested a Fix to keep myself current in their system, thinking that I'd love only one of the items that they sent and would send everything back. I loved all five pieces. And I will definitely wear them when it's less cold out. The rest of my purchases have been for moving and food but today I bought a laptop. I need it for the course that I signed up for. A 24-week course in web development that, best of all, will be covered by the GI Bill PLUS I'll get the housing stipend (prorated as necessary) for all the months that the course runs. So, that'll help me start paying more towards the CC because the house isn't going to sell immediately. The rent until buy person opted to stay where they were until they're ready to buy.
