Don't think you have the name right. Several neighborhoods north of Ballard. Olympic Manor, Blue Ridge, Sunset Hill, etc. Are you maybe mixing a couple of those together?

What about Kirkland or Juanita? Both can have beautiful water views and are NOT ghetto! I'm too lazy to read if you work at Microsoft or where you're commuting to but neither would be bad for eastside commutes.

I don't know. I have a Sound and mountain view. There are days that you absolutely can't beat it. Other days you don't notice. Most days you take a look now and then. But pretty much every single day, you're glad to know it's there. Up to you. thanks TallGuy, that's what i'm wrestling with. hmmm Looks like the "view" is very important to you so I would definitely want to look for a home with the view. Workspace, living space, garages, can be upgraded/made bigger, but a view cannot be made. Either your house has a view or it doesn't. Personally, I've always loved to have a house with a backyard that is abutted to a park. I love the idea of not having neighbors in the backyard. The house that I bought did not have this feature. Everytime I see a house for sale that is abutted to a park, I always have that feeling of desire and imagine myself buying/living in that for sale home. Again, I would hold out for the view cause this is one thing that you really desire and you know it is important in your heart.

Almost everything you want on 1/2 an acre, assumably that you can afford, in Seattle... Grab it up. Make your back yard into an oasis. Go to all the great outdoor places in the area and you won't be limited to one view... Yes, and that would be the plan if we did go for this house. it looks into a gorgeous wood lot and has a great deck, hot tub, birds/etc, much like Crone aluded to.
Just wrestling with it. ARGGH
Wife has said I can only move her one more time in the next 10-15 years (she actually backpedaled last night and said if we move here and 5 years later i'm longing for the view, she'd let me move us again).

I guess not as bad as 90, but still. You gotta factor in the 7$ a day for the toll or whatever. I love that second house you posted!! How I wish I were willing to drive.....

Ahh, yeah, I would never recommend a new house purchase that requires 520 commuting! Talk about life and money sucking!

Good work alwaysbeoptimizing. I thought you were a numbers guy and was pretty sure that you had done the math but I wanted you to think about the tax consequences if you already had a lot of equity.
It was a real eye opener to me to do the math in 2011 back when we had fantasies of selling this house to our then tenant. Our time away from the house was a perfect parabola of value whereby the house was worth $750k when we left in 2003, might have been worth $1.1-1.2M in 2007 and was back down to $750k in 2012 when we returned. We would have been kicking ourselves had we planed on selling in 2012 and given up that Cap gains exclusion!
The bright side was that over the 9 years of rental service is that we received enough rent to pay off our $270k mortgage.
Through appreciation and remodeling we're up to about $900k and with appreciation and landscaping we'll probably get back to the peak in the next 2-3 years. At this point in time we think we'll be here for 10 more years and then re-evaluate whether we want to sell and move to one of our other rental homes. I would be very reluctant to put this place into service as a rental home again; partly for emotional reasons and partly for business. We could probably get about $4k/mth in gross rent or about $40k in net but if you use a principle of $900k that's less than a 4.5% ROI on a fairly risky and illiquid investment unless we have good appreciation.
And you can bet we'll go through another cycle within the next 5 years. I'm hoping it will be a more typical cycle with a 20% correction. Fingers crossed we don't see a loosening of bank loan criteria like we did with the last cycle.

well sheet!
Now a perfect view house is for sale and I have to decide if it changes my mind.
I've decided to see it before I write the offer for the non-view house, but my hope is I see the view house, but feel like the non view house is much better and then i'll sleep easy. If I see the view house and start drooling, then I have a problem...
Either way, this should clarify. Trying to see it tomorrow AM.
this should settle it for me.
either I go see the view house and fallin love, or I go see it and say "that's nice, but i'd way rather have the non-view house" and then I can rest easy.
thanks for staying on my drama journey. I usually don't waffle, but this is a hard one.
My gut tells me I want the non-view house, but we'll see PM me a link!!!! I like living vicariously through you.

It's a good thing I'm not you or your wife. After seeing #1 I'd forget all about the other things. Gorgeous! The views are stunning and the house is awesome! Loved everything about it. Sucks to be poor (me - not you)! ETA: OK - I looked at #1 again and it's stunning and the view is too. That must not have been very important to you after all. Now I need to get a job and move where it's cooooold. <<whining>> And rob a couple of banks.

Living on top a mountain in the San Diego area, I couldn't imagine trading in the view. The other benefit is the terrain spaces out the houses more. I could trade this in to be closer to the ocean in a sea of houses with no view, but wouldn't even consider it. Also, I have more land than the normal socal lot. I have 11 fruit trees and will be adding more.
I do understand that a great view with a 90 minute each way commute would suck the life out of you. My 30-45 minute commute is acceptable. Trade-offs are rough.

Well, alwaysbeoptimizing, if you weren't specifying that you are in Seattle, I'd think you were my husband. I am the wretched wife who made her husband compromise on the view. Now, granted I made sure he got a fantastic yard to play in and a garage/man cave, and RV parking. I just couldn't compromise on being more than a five-minute drive to the grocery store. So, the next house we purchase will have a view. He really does put that at the top of his list. Of the two houses you most recently posted, the first in the thread looked fantastic. My DH would just be beside himself for that house. I'm sure your realtor is organized enough to find you a place that an incorporate 90% of your wish list with the view being in there. Good luck! Sorry boskone. Sounds like the market hasn't changed at all from last year. When we were buying a house last year -- a listing would already be pending for over asking price 3 days after going on the market. The only thing we could do was throw money at the problem - which sucks. We ended up spending about 300k more than we 'wanted' to... (I know, Phil, I know). We were still under our 'max' budget so it was ok, but jeeeez, things are crazy out here. Especially if you want more than a 600 sq ft fixer upper. (I refuse to count unfinished basements as square footage no matter what seattle county says!)
