thanks, luv. if someone wants to give me a full-price offer, I'll consider any other negotiations they might have. my immediate plans are to couch-surf while I figure out where I want to go, so it's not like I need the furniture any time soon. I can always buy something else that fits where I'm going, once I get there.
my "ace" (as my realtor says...?) is that I could be talked into leaving the tv and wall mount bracket. my 180-lb ex-bf hung off it when we put the bracket up, to make sure it was anchored properly. that thing ain't moving easily haha.

We don't have pics yet, but our agent was just here. He installed the lock box and put the for sale sign in the front yard.
Snowbird, sheesh, the agent wasn't even interested enough to show up? Did he at least cancel the appointment? If not, you're probably fortunate you didn't try to deal with this person at all. Agent doesn't show much ambition!!!

We will be having the regular tour of agents for the listing company first. Second, there will be a open house/tour for invited sales people from many other real estate company offices, that will be complete with lunch. Local bank loan officers and title insurance companies are also invited. Our agent said "free lunch" usually gets a great turnout of agents. And it's the agents that sell the house, around here open houses are usually held so the agent can get names/phone of people just visiting.
Good luck with the next agent: It took us 2 failed attempts until we crossed paths with agent #3, and we really like him.
Oh: And as the seller, we don't pay any costs, including for the luncheon. The company sets it all up, has it catered and then provide the cleanup.

Open houses don't seem to work real well in our neighborhood. You get more nosy people than serious buyers. The people who make the appointments to view your home are serious about buying here.

ugh, snowbird, that's just rude! I hope this new agent is a better fit for you guys. I fired a realtor a little over a year ago, after I got sick of what I felt was chasing my tail to do all these updates that still weren't going to get me out of here in the market we had last year. I linked up with the realtor I'm using now a short time later, even though I couldn't do anything last year. as far as open houses, I guess the seriously limited inventory in this area is leading to buyers flooding open houses and putting in offers right away. all of my realtor's other listings that are under agreement are UAG with buyers that came to the open house. I am totally keeping my fingers crossed that the same happens for me. even if it isn't tomorrow, I understand people need to think about it, but hopefully my buyer comes here tomorrow. as for me? I'll be at the bar watching the Sox.....and trying not to think about all the people going through my house and touching my stuff. Malarky, are you back from TX? want to catch the Sox game tomorrow out my way? I need to be out of the house, but still sorta nearby.

Good luck with the open house tomorrow. My fingers are crossed tomorrow.
I think more people are rushing to buy now because: - rumors are flying that interest rates will start going up - home prices has started going up.
So a lot of people are trying to get in now. My realtor has used that a couple times, price are going up, homes are getting snatched... I just shrug and go: I guess we will keep on renting.

my listing pics were taken yesterday, I expect them to come out beautifully. yesterday was a bright sunny day here, and this place gets all kinds of natural light. the staging was pretty spot-on perfect. that said, I could have strangled my realtor for a couple things. one HUGE, one completely irrational and minor in the grand scheme of things. HUGE - the front door was unlocked when I got here. I know I missed them by mere minutes, so that tempers my reaction....but still. in my controlled rant of an email when I got back to work, all I said was a chilly "that will not happen again." had this place been unattended longer, that complaint wouldn't have been nearly so calm. minor - in my update Sunday, I let my realtor know I'd finished her 3-page to-do list, and let her know in which closet she could find the vacuum, various throw pillows, etc. I also said that I was going to pick up some flowers on my grocery run, and that if she/the stager didn't like 'em or where I put 'em, they could move them wherever they liked or just leave them out of the pictures entirely. the flowers were for me. yeah......they completely disassembled the large arrangement I'd made, and rearranged the lot of 'em in other vessels, cutting them down and literally trashing half the accent greens in the big vase. the stuff in my trash barrel was not even salvageable to rebuild the arrangement. to say I was seething is an understatement. who goes into someone else's house to stage and throws things out? stick it in a closet for the pictures if you don't like it. wtf. she's since apologized profusely for these two things, and offered to reimburse me for the flowers. that is so totally not the point, but at least I know I was heard. hopefully the point was driven home that a) my house absolutely needs to be locked when she leaves (!) and b) I'm pretty easygoing about the fact that I'm living in a listing right now, and the flowers were my little piece of "me" for the duration. after the open house, I'm sending the arrangements she and her stager butchered (not really, but not what I wanted for myself) home with her, and I'm going back out to get more for myself....and those are NOT to be touched. I do still have to live here..... I hope all of you that are commiserating with me here see lots of traffic, as well as outstanding offers. we're totally in a market that doesn't have nearly enough inventory, and bidding wars are going on as I type. time to move on to bigger and better (or smaller and better, if you're downsizing!) and leave all this behind us.
