One thought: have at least a rough-in for a toilet in the basement. It's nice to have the option for the future. I like your idea about a rolling cart in the kitchen. I suspect you will use it quite heavily (from someone with a very small kitchen.) With the porch and patio, this will be a very welcoming home. Definitely want a toilet in the basement since I'll mostly be using the basement bedroom myself during my working years (work mostly nights, so I like a dark, cool, quiet place to sleep, and I don't want to have to run upstairs first thing on waking up! ) I think the same with the outdoor "living" areas. I love a big, welcoming front porch. I haven't had one since I was young, but I spent so much time on the porch and have so many good memories on it. Also, it's an easy way to add character to an otherwise simple structure.

I don't think the cost of lumber is going down over the next year. Inflation is going to hit as we struggle to pay for the stimulus dollars that were given out. I don't think it will be as dramatic as it was in the 1980s (13% dealer car loans for people with good credit, anyone?), but prices are going to go up, not down. Just something to think about! DH follows lumber closely for his job, and it is projected to come down next year. Glad to hear he feels the same. I know a lot of loggers (former and current) and they talk about how much it fluctuates, but I haven't been able to hang out with any of them recently to hear their opinions, I've only been able to go off what I see.
