Today's update was the appraiser "promises" to send in the report today to the lender.
According to the title company they and the lender then get up to 5 days to review it and decide if it's legit.
We are also waiting for the buyer to send their cash to the title company and then the lender to produce their documents for the buyer.
Apparently, once signed, then it's another week or more before I actually get paid.
In other words, both houses I like will probably have sold before I can get to Oregon and look at them.
Perhaps something else will show up on the market I love. But, who lists their house in January in an area with snow?
This whole process is so damn stressful. At least buying should be easier because I don't have to deal with a loan or escrowing anything other than a deposit...

My sister’s house goes back on the market in Jan...in Minnesota. Another house listed yesterday, so I guess I have to retract that comment. I finally had the opportunity to talk to a plumber about the water leak issue of House #2. I now have a "worse case scenario" cost to test and fix it from him. He's also asked for the address and said he will let me know if he has worked on in the past. I've also been doing a lot of thinking about how remote I want to be with this move and whether I want to live along a large river or not. The more I think about it, I think I want to be in Burns/Hines and spend time exploring in John Day but not live there. Burns/Hines is more central to where I want to spend time, it's got a lot more shopping options, and I can buy a house for a lot less money there. It's also 2 hours to major shopping instead of 3... My overall yearly COL there would be cheaper and I really do need to take that into consideration for the longer term.

Looking for houses in winter is definitely a double edged sword. The offerings are not as plentiful, but there is probably more room to negotiate. Good luck with whatever happens, Shasta.....you deserve some good things to happen.

Good luck with whatever happens, Shasta.....you deserve some good things to happen. Thanks, my deal is currently hosed. If they do close and I end up having to carry, then a lower priced house is going to be the only option. However, I've been seriously leaning that way, so it's not a bad thing. There are a few options right now that would work. I still like House #2 as a fixer. As the deal currently stands, if it gets closed, I could afford a used truck, that house, the work it needs, and still end up with over 50K in the bank. Plus I would have monthly income from the buyers.
