Good luck to both of you selling your houses quickly. I'll be there in just about 6 years from now, and the thought of going through and packing stuff is daunting. I've been decluttering and giving/selling things the last couple of years, but things like small kitchen gadgets and stuff sure do take up a lot of room in boxes! Fingers crossed!

my listing pics were taken yesterday, I expect them to come out beautifully. yesterday was a bright sunny day here, and this place gets all kinds of natural light. the staging was pretty spot-on perfect. that said, I could have strangled my realtor for a couple things. one HUGE, one completely irrational and minor in the grand scheme of things. HUGE - the front door was unlocked when I got here. I know I missed them by mere minutes, so that tempers my reaction....but still. in my controlled rant of an email when I got back to work, all I said was a chilly "that will not happen again." had this place been unattended longer, that complaint wouldn't have been nearly so calm. minor - in my update Sunday, I let my realtor know I'd finished her 3-page to-do list, and let her know in which closet she could find the vacuum, various throw pillows, etc. I also said that I was going to pick up some flowers on my grocery run, and that if she/the stager didn't like 'em or where I put 'em, they could move them wherever they liked or just leave them out of the pictures entirely. the flowers were for me. yeah......they completely disassembled the large arrangement I'd made, and rearranged the lot of 'em in other vessels, cutting them down and literally trashing half the accent greens in the big vase. the stuff in my trash barrel was not even salvageable to rebuild the arrangement. to say I was seething is an understatement. who goes into someone else's house to stage and throws things out? stick it in a closet for the pictures if you don't like it. wtf. she's since apologized profusely for these two things, and offered to reimburse me for the flowers. that is so totally not the point, but at least I know I was heard. hopefully the point was driven home that a) my house absolutely needs to be locked when she leaves (!) and b) I'm pretty easygoing about the fact that I'm living in a listing right now, and the flowers were my little piece of "me" for the duration. after the open house, I'm sending the arrangements she and her stager butchered (not really, but not what I wanted for myself) home with her, and I'm going back out to get more for myself....and those are NOT to be touched. I do still have to live here..... I hope all of you that are commiserating with me here see lots of traffic, as well as outstanding offers. we're totally in a market that doesn't have nearly enough inventory, and bidding wars are going on as I type. time to move on to bigger and better (or smaller and better, if you're downsizing!) and leave all this behind us.

Our photographer cancelled today because of the rain, clouds and fog. It's now set for tomorrow morning.
Chiver...so sorry about the flowers, some people really overstep their authority!
Lets just hang together and get these houses sold.

It may not be as miraculous as the parting of the Red Sea.......but our skies are clearing!!!!! I see blue sky!!!! the photographer is supposed to be here about 10 AM.
Due to 3 different real estate agent problems, and cancelled photo appointments, getting this house listed has taken over 3 weeks of prime selling time.
I ready!!!!! ready ready ready I tell you. Let's get this show on the road.

yay! I totally lucked out with the weather on Monday morning. it's been raining since overnight Monday, damp and raw.....and totally just gray. I should be getting the picture collection later today. I wanted to post some here and on FB without having to post the actual listing and have my address plastered all over the 'net.

Aw Chiver, I would've be FURIOUS if I would've found my door unlocked too! You'd think an agent, of all people, would know better. Best of luck to Everyone who is selling! My Mom's house isn't ready to put on the market yet. All of these stupid snowstorms have slowed down my ability to work on the house. Hoping the weather, and everything else calms down so I can get some work done.

Amen, busymom. It was 33 degrees this morning, and more rain predicted for tomorrow. Then, just maybe we can have a few days of warmth & sunshine. Our property looks far better when the leaves are on the big oak trees in our back area.

We will get to see ours in a couple of days, but even with giving a nudge to our realtor today, this whole process might not finish until Monday....that's when the listing gets released to MLS etc. Think positive Chiv....one of the tips I use when I get frustrated is this: God grant me the serenity to accept what I can't change. OK, that's no big deal, but sing it to the tune of "God rest ye merry gentlemen, let nothing you dismay." That always make me smile and laugh.

I intend to upload the pics to my shutterfly account and put a link in here, so y'all can see the place without my having to post the MLS# and have my address plastered all over the 'net. I'm just hoping that there will be some editing done to the revision I saw. one of the things on my to-do list that I thought was odd was to remove the curtains AND rods, and that the brackets would be edited out......which they weren't. there were a few things like this that jumped out at me, and I will say that they totally didn't need to mess with my flowers because what they did didn't really add anything to the photos IMHO. y'all can tell me I'm nuts when you see for yourself. I showed Cael the place (still mostly staged) when she was here a little while ago, she thought it looked great. who knows. all I know is it isn't home anymore and hasn't been for a long time. it's absolutely time to find a new adventure!

We've got one chance to make a great impression and we're not cutting any corners to save a few bucks. This extra time is also allowing us to make a few nitpicky fix ups in the house, get some flowers by the front door and get the packed boxes into a storage unit.
Just - whatever you do, absolutely, do not, under any circumstances use the words "Master Bedroom." People will think you are a slave owner.

lol....this place is pretty much perfectly staged. my kitchen counter had my knife block and a large bowl of apples on it. everything else was stashed in a cabinet or closet. the rest of the rooms weren't far off. I'm just kind of grumpy that it's better in person than what the pictures show. there were some photo angles that were just weird, in addition to the incomplete photo editing.
the thing with the flowers was that it was completely unnecessary that they literally threw stuff away. I said everywhere it was discussed that I recognized that it was completely irrational, but it bothered me because I had specifically said that those flowers were my treat to myself and if they didn't like where I put them, they could take them out of the pictures completely. there was absolutely no need to disassemble the arrangement I'd made, especially considering the photos that were taken. I absolutely took it personally, and thought it was beyond rude....an opinion shared by pretty much everyone I vented to on Monday (to say I was pissed is an amazing understatement). yes, that's my biased opinion, and yes all of the flowers are currently stashed on my desk with things stacked next to them to block my typical line of sight. I will move them back on Sunday morning.
as I said when I finally answered my realtor yesterday morning, it's a new day. let's move on and get this shit done. there are bidding wars again in my area, due to the lack of inventory. I'm hoping to take advantage of that.

I hope you'll notice the repeats, it helps the overall "flow" from room to room. other than repainting the guest bedroom last year in the hopes of selling, all colors have been in place for awhile now. I've touched up and refreshed as necessary. LR/DR/entry - "Haze" by Behr Kitchen - "Off-White" by Behr stairs/upstairs & office - "off-white" by Behr 1/2 bath (downstairs) - "Newport Blue" by Behr Master Bedroom ( for Thyme) - "Newport Blue" by Behr Guest Bedroom - "Haze" by Behr full bath (upstairs AND interior/no windows) - "Hawthorne Yellow" by Benjamin Moore trim downstairs is all "Off-White" by Behr. trim upstairs is all basic ultra-pure white eggshell, by Behr.

no harm, no foul. I posted quite a bit about my renovations last year that went nowhere because the market sucked so badly. now I'm in a market to move this place, and I'm going for it. I don't know what you saw of my posts from this time last year.

Beth, no. the light hit them strangely in a couple of the pics. the listing will only have about half of what's uploaded here, plus the two of the entrance that I didn't upload here (shows the complex name). that one with the odd lighting didn't make the cut.
