it bothers me too, but it's either this or buy a house in a less desirable town further away from work or the ILs. A condo is out of the question - we are sick of sharing a wall with people. At least you know your actual mortgage payment will never go up, unlike rent, and I assume you guys will be making more money in the future. I dunno about those taxes though................. it's pretty bad - especially since we don't have (IMO) that much land. But we do have water, sewer, our own police and fire dept., good schools and libraries, close proximity to numerous employers, etc. We actually look at a few houses in a town about 15 mins south of us. You (generally) get more land, housing and taxes are cheaper, and the schools are pretty decent, but my work commute is already close to an hour long due to traffic - I'm not eager to lengthen it any more.

We were paying $8K on the house I just sold 2 years ago..freaking insane if you ask me. you shouldn't be paying anywhere near that for your area, Tina. But you know what? I work with a lot of people who live in NEPA because it's cheaper than living in NJ. Because of that, PA is slowly getting more expensive.

I lived in a snooty development at teh time.....we paid the least in there! Some of my neighbors paid over $25K a year just in real estate taxes. Now i'm in just a normal development and we pay just under $4k a year, which seems cheap to me...and I laugh because my current neighbors bitch about how much we pay in taxes!lol

Tina - i don't know how NJ is, but in PA, they don't re-assess yearly or anything, so your "snooty" development was probably built more recently, therefore it had a higher assessment.

Incorrect. In my county, there was a county wide reassessment just a few years ago (2008 I believe) raising the taxes of all houses in the county. Given that, my current tax bill is still half of what I used to pay because my current house is significantly cheaper.

What? Yes, I am in the same county...and we bought the new house in 2010, a whopping 18 months after the reassessment...I'm not sure which argument you are trying to prove. You said the assessment of the house I sold was more because our county hadn't reassesseed...I'm telling you it WAS reassessed and I bought it 18 months after reassessment. This house cost a little more than half of my old house.
Seriously, I am not following what you are trying to say. Going forward we will not be assessed yearly but the fact that my tax bill was cut in half has to do with the value of the house not the fact that it hasn't been reassessed.

LOL - i was simply stating that sometimes in certain situations, house A and house B (identical houses both build in 1985) could sell for the same price. However if house A is in one county (which hasn't re-assessed since the 70's) and house B is in another county (which re-assessed in the 90's) then house B would have a higher assessed value.
Now conversely, Let's say house A was built in 1985 and house B was built in 2005. House A's assessed value would stay the same throughout it's life (until re-assessment). In 2005, when house B was built (in the same county) and exactly the same as house A, it's assessment would be higher than A. If re-assessment happened in 2008, theoretically both houses would have the same assessment.
In your situation, of course if you sold a larger house and bought a smaller house, then your assessment would be lower also....
However I see this is a very touchy topic for you, so I will avoid mentioning real estate assessments ever again :-)

You can buy Lowes discount coupons on EBAY, or find them at the post office in a movers/change of address envelope. Home Depot accepts those also. 10% off. Congratulations sounds like a great deal.

Ahhh.... HOA's are not common around here. I don't "get" buying a house somewhere that you have no say on it's outward appearance. you certainly get a say...you just don't have carte blanche.....which works for me - I don't want to live next to a lavendar house with lime green trim.
